The project incorporated a £2.7 million new build 2,000 sq m Light Industrial Unit at the former Royal Naval Air station at Lee-on-Solent designed to achieve BREEAM Very Good. The facilities provided include fully fitted out ground floor and mezzanine offices and welfare facilities.
The open plan offices are provided with wind catchers for automatic natural ventilation whilst individual offices are provided with mechanical ventilation with heat recovery. Heating is from gas fired boiler plant serving radiators. Lighting incorporates LED modular luminaires in the offices plus LED downlights in common parts, toilets, etc.
The building is provided with new utility services including water, gas, power, telecoms plus a roof mounted PV Array. The warehouse/workshop area is provided with category A fit out including fire alarm & detection, emergency lighting, gas fired radiant heaters electrical infrastructure. The Contractor had some challenges including the potential unexploded ordnance and significant amounts of contaminated land which was retained on site and landscaped to a bunded solution.
