The building services are designed to be sustainable and the following key features exist in the designs: Open loop bore holes in excess of 100m deep will deliver ground water which will be utilised for both ground source heating and cooling.

The open plan office floors are provided by multi-service chilled beams. Chilled beams operate at 16˚c (rather than the standard 6˚c) and hence the free cooling possibilities. Solar water heating is provided to support general office requirements, coffee shop and staff showers.

Electrical services include new sub-station, LV switchgear, standby generator, uninterruptable power supplies, rising bus bars, distribution boards and underfloor plug in bus-bars whilst final distribution to furniture is via a mixture of floor boxes and grommets.

The project comprises 3 buildings in a terrace of a total area of circa. 5,000 sq.m. Two of the buildings have been partially rebuilt and extended whilst the third building was demolished and has been re-built. The facility provides additional office accommodation training facilities including a meeting room suite, multi-purpose break out spaces and a cafe on the ground floor.
